Beauly is approx. 3 ½ hrs driving from Edinburgh and Glasgow. Both cities offer good rail network links to Inverness and Beauly stations.

From Inverness (Beauly Firth route):

Take A862 west towards Beauly, leaving Inverness by Clachnaharry. After 10 miles, cross the Lovat Bridge over the River Beauly. Turn off left just after (200m), 1 mile before Beauly, in direction Balblair/Struy/Cannich (A831). The house is the third turning on the right (200m), behind a large hedge.

From Inverness (via Black Isle):

Cross the Kessock Bridge on the A9 and continue to the Tore roundabout (5 miles), before taking the A832 west toward Beauly. Continue for another 5 miles and take the left turn offs for Beauly before Muir of Ord (B9169+A862). Follow the A862 through Beauly (3 miles) before turning right in direction Balblair/Struy/Cannich (A831) one mile after Beauly. The house is the third turning on the right (200m), behind a large hedge.
